NO LICENSE? NO PROBLEM!

Getting your real estate license is a worthy investment, and doesn't require much of your time or money.

First things first, are you over 18 years old? Are you legally authorized to work in the United States? If you answered yes to both of those questions, you’re ready to get started.

 

Step 1: Take a pre-license course

40 hours of class sounds like a lot, but most real estate schools have several class formats that work for a variety of schedules, and some are even offered 100% online. But just sitting through the 40 hours of lecture isn’t enough. You need to budget for extra time to study and fully comprehend what you’re learning. Think of a real estate license like a driver’s license. You need a license to drive because it reassures the rest of us that you operate dangerous machinery in a safe and intelligent way. As an agent, you’re asking clients to trust you to help them make one of the biggest decisions of their lives. Make sure you have the skills to back it up.

Step 2: Schedule, take and pass the test

The Massachusetts Real Estate Exam consists of 120 questions on general real estate knowledge and Massachusetts-specific real estate law. If you want to practice in another state, you’ll have to take the test again there, even if you’re already licensed here, unless that state offers reciprocity with Massachusetts.

Once you pass the test, you’ll be asked to pay a licensing fee of around $150, and then you’re off and running!

Take it from people who’ve been there and done that: Study! You must receive a score of 70% or higher to get your license. You can take practice exams prior to the real thing, so get in the habit of retaking practice exams and tracking your scores. Make flashcards with vocabulary, important dates and math equations you have to memorize and get someone to quiz you. Also, remember that like all multiple choice tests, some answers may be phrased in a way to trick you. The best way to get around this is to know your stuff, forwards and backwards.
 

Step 3: Interview (a lot) and pick your office

Choosing your first office is an important decision that shouldn’t be rushed. The tendency of most recently licensed agents is to go with the first company to accept them, or to go with the company offering the highest commission split. You want to start making money as soon as possible, since real estate agents work off commission. Trust us, going a few weeks without making a sale or a rental is worth it, to make sure that the office you work for is one you’ll be happy with in the coming years, let alone the next few months. Shop around, take experienced agents out for coffee, connect with your classmates from the real estate school and find out where they’re looking, and schedule more interviews than you think you need. Here’s a list of things to keep in mind while you’re interviewing.

 

  1. Choose the office that you feel is the best fit. Make sure you feel supported, respected, and comfortable with the company culture.

  2. A lot of agencies that snap up newly-licensed agents without any real interview process are not interested in furthering your career and offering guidance and support along the way. Not to mention, they may require a few hundred dollars a month in desk or administration fees, regardless of whether you’ve made a sale.

  3. Ask about whether you’d be required to join any clubs or organizations that charge dues, like REALTOR.

  4. Make sure to ask a lot of questions about potential for professional growth, opportunities for career-building classes and bootcamps, and see if you can identify any of the senior agents. How long have they been with the company? Is there a high turnover rate?

  5. Ask about any non-compete clause that would prevent you from working somewhere else, should you decide to leave this office.
